I get leads, we just need to convert 1 in 5 to hit the target

I really wish you hadn't said that.
When I hear statements like this, it's a reminder to myself to keep my mind open enough to grow. I do understand we know what we need to do, but until someone spells it out properly, you miss it.
This is exactly what one what one of my most successful clients said when I first met them.
You see he'd been working with an agency that promised to get him 2 instructions a month. In actual fact, they got him only 2 instructions in the whole 9 months of working with him.
The problem was, when they got him the leads, he'd have to call them. Only to find out that most of them weren't qualified.

You and I both know it's not as juicy calling up leads after they've gone cold, forgotten who you are, trying to retain that excitement. That's why if you haven't got systems that capture their interest when it's red hot what are you doing? You want the business or not?
And are you following up with everyone and making sure nobody is left behind. You've tried that touchpoint but what about trying it this way.
This is what I was coached on years ago, and the reality is sometimes we don't measure what we're doing because if we would see where the leaks are happening. Where the drop-offs are in our business.
You need a really good filtration system because as you know only 3% of the market is in the buying now phase. You need good systems to nurture, provide consistent value at the right time, with the right messaging, with the right frequency to help them realise you're the agent of choice when the landlord is tired of managing themselves or they've had an issue and are in need of a better solution.

That's where you come in.
There's so many landlords who value your service. Value hearing about the other landlords you've helped. Want to know what you can do for them but without making it easy for them to realise you're the best agency for them and without the systems to repeatedly and profitably acquire them you'll never reach the potential in the time you're meant to take action.

By reading this book you're the type of person that thinks like how I do and realises that when it comes to the online scavenger hunt and serving more customers. There's no rules. You have to give the customers what they want. Market's saturate. Don't be super equipped for a world that no longer exists or you'll get left behind.
There is a real opportunity to cut through the noise, have your local reputation translated online and beat the big boys and gals who just pump capital to make it harder for the hardworking value creator. It's true what they say, the business that can afford to spend the most to acquire a customer wins.
